From the end of July 2026, the Building Modernisation Act (GModG) will replace the previous Building Energy Act (GEG) and set out the requirements for the energy efficiency of buildings. As before, buildings must be constructed in such a way that the heat-transferring envelope, including joints, is permanently sealed to be airtight in accordance with recognised technical standards. The heat-transferring envelope must remain permanently airtight (Section 13) and the impact of heat bridges must be kept to a minimum (Section 12). The procedure for achieving this is set out in DIN 4108-7, which has been in force in its new version since April 2026 and includes a mandatory airtightness concept. With regard to electrical installations, DIN 18015-5 specifies the requirements for air-tight and thermal bridge-free electrical installations.
Installation and Verification
KAISER’s installation solutions ensure an air-tight and thermal-bridge-free electrical installation in or on insulated façades, using all common types of insulation material, both in new builds and in retrofit renovations. Mechanically secure mounting to the substrate using screws, or secure anchoring via swivels that lock firmly into the insulation material, ensure a permanently secure and thermal-bridge-free fixing of electrical operating resources. In this way, installation and surface-mounted systems such as built-in luminaires, recessed luminaires, sockets, motion detectors, cameras, door entry systems and many other electrical components can be securely and permanently fixed within or to the external thermal insulation composite system. Compliance with the requirements for air tightness and the absence of thermal bridges in accordance with DIN 18015-5 is demonstrated by relevant certificates of air tightness and the absence of thermal bridges. To this end, air-tightness certificates based on the standardised differential pressure method in accordance with DIN 13829, and heat bridge calculations in accordance with DIN EN ISO 10211 to determine localised heat bridges despite the presence of installations, are available. Such installation solutions ensure compliance with the energy requirements under the GModG, guarantee safe electrical installation and reliably prevent building damage.
